UPTOWN NY PROJECT DESCRIPTION
Uptown NY is an exciting multi-block, mixed-use development that will contain approximately
700,000 square feet of pedestrian-oriented retail and commercial space on three levels with
mixed-income housing located above the retail base. The retail/commercial space will include
smaller outlet, specialty and local retailers and restaurants at street level with larger regional
and national retailers and entertainment uses above.  All of the retail tenants will have their own
street-level entries.  This will not be a mall with common indoor space shared by all tenants.  
There will be parking for approximately 700 cars below grade and parking for up to an additional
300 cars above grade.  A separate underground garage with its own entrance and exit will
accommodate storage for 80 MTA buses on the north block replacing the existing surface bus
storage lot.  

The residential portion of the project will be developed in multiple phases with the first phase
expected to be completed in 2010 and the last phase in 2016.  There will be a mix of low-income,
affordable and market rate units.  There are expected to be up to 1,500 units.  The specific mix
and the amount of for-sale vs. rental housing is still to be determined.  Each residential building
will have its own street-level entry.  The roof of the three-level retail platform will provide
outdoor open space for tenants of the residential buildings.  In addition to the retail and
housing components, options are currently being explored for including a media center or
cultural component in the project.

Uptown NY is located on 3 contiguous sites, the first of which is located on the southeast corner
of 125th Street and 3rd Avenue, the second of which is located on the entire block bounded by
125th and 126th Streets and 2nd and 3rd Avenues, and the third of which is located on the block
bounded by 126th and 127th Streets and 2nd and 3rd Avenues.  The north block has a footprint
of 110,000 square feet whereas the south block has a footprint of 120,000 square feet.  The
southeast corner of 125th Street and Third Avenue is approximately 10,000 square feet in size.

The site is one block from the subway, two blocks from Metro North and one block from the
entrance and exit to the Triborough Bridge and Harlem River Drive.  The Triborough Bridge,
which provides easy access to Queens, Bronx and Brooklyn enters and exits on the easterly
end of 125th Street.   More than 724,000 subway riders per day pass through 125th Street on the
way to or from Midtown and Lower Manhattan (in addition to the 14.8 million riders who get on at
125th Street annually).  More than 175,000 Metro North commuters pass 125th Street each day
on their way into and out of Grand Central Terminal.  

Uptown NY is being developed by Urban Strategic Partners, LLC, a venture of Grid Properties
and Gotham Organization, who in conjunction with Harlem Commonwealth Council, developed
Harlem USA, the highly successful 285,000 square foot retail and entertainment complex on West
125th Street.  The architects for the project are Handel Architects LLP.  The structural engineers
are WSP Cantor Seinuk and the mechanical engineers are Cosentini Associates.  

The project is expected to create at least 1,400 new jobs and more than 1,000 construction jobs.
